Bookings
All bookings require 50% deposit which is non-returnable if cancellation is made within 72 hours of check-in date.

Allergies
We use only hypoallergenic duvets and pillows.  Please be aware that a cat and a dog live in the house but are not allowed in the guest accommodation.

Board Games
A stalwart for rainy days on holiday – we have a wide selection for all ages – just ask.

Check-in/check-out
Check-in is between 4 and 7pm on arrival day, and check-out by 10.30am on day of departure.  Please let us know in advance if you need to arrive or leave earlier or later, and we will try and accommodate you.

Children
Children are very welcome.  We have a cot for babies which will fit comfortably in Rooms 1, 2 or 4, but please contact us in advance so we can have it ready for you.  Rooms 2 and 3 make an ideal family suite (one king, one twin) and room 4 can be set up as a family room with double bed and two comfortable singles.  Small children may use the pool if using a reliable swim nappy and are closely supervised at all times.

Our Eco Credentials
We keep our waste to a minimum, recycling and composting as much as we can.  A PV solar array on the barn generates much of our electricity, any surplus being fed back into the national grid.  This also provides hot water in the summer months and heats the pool.  Our main vehicle is a hybrid electric/petrol model and guests can recharge their own electric cars from our Type 1 charging point.

Mobile Phone Signal

Mobile signal here is very changeable.  If you don't have wifi calling and need to make a call while you are here, please ask to use the landline.

Noise
The countryside is usually a quiet place, but we are a working farm and there are some sounds over which we have no control – bellowing cows and the occasional early morning tractor or late-night combine harvester being among them.  Please be tolerant!

Tennis
We have a grass tennis court which is in play for a few weeks during the summer.   You are welcome to use it, but please bring appropriate footwear.

Pool
We have a large heated outdoor pool. However, be aware it is solar heated so it is warm in the summer and cold in the winter! Usually the pool is comfortable from June to mid September.

Pets
We are sorry but we can’t accommodate your pets.

Shopping
The guest kitchen is fully equipped and you are welcome to bring food to prepare.  Oxted has a large Morrisons as well as a Little Waitrose and a small Sainsburys.  There is a bigger Waitrose in Edenbridge.
 

Smoking
We don’t allow smoking or vaping anywhere inside.  If you really need a cigarette outside, please dispose of your matches and butts appropriately.

TV
We have intentionally not installed TVs in our rooms.  However there is free wifi everywhere for watching on your laptop or tablet.
